$200 late fee on $2000/month rent
This amount seems very unreasonable to me. That’s 10% of my rent. 5% seems much more reasonable. I’ve lived here for 2 years and have never been late with rent but somehow I totally spaced making my payment until 5 days after rent was due.

Looking for roommates/people to jam with
Hey there!
New to the Eugene area and have been having a hard time finding a place to rent out, was traveling but I've been off the road for a couple months now and getting some roots here. Just looking to pay rent somewhere with some cool, respectful people and have more of a space of my own than I got currently lol
Also looking for people to jam with or start a music project! I do solo gigs occasionally but miss playing with a group. I'm a singer/guitarist mainly into folk/blues/alt/punk but I enjoy playing guitar for any projects or whatever (rap, noise, etc.)

Remote/office work in town
Recently my physical health has greatly diminished and I find myself unable to do my previous job. Does anyone know of any companies hiring remote workers or even office jobs that aren’t physically intensive in the area? I’m not really sure what to do as I’m still a fairly young adult and I don’t really want to be on disability for the rest of my life from such a young age. Any help is appreciated :)

Metal lathe training?
My husband picked up a 1950 Southbend metal lathe. He's a welder and has been fabricating parts for tractor restorations. The classes at LCC are geared toward modern machines. Anybody out there in to old school belt driven lathes?

My Top 3 favorite places to eat in downtown:
Saw a post asking about overhyped restaurants here’s a few I think are worth it. I’m sure some might disagree but here’s what I got:
1) Los Dos Hermanos Taqueria. Good food, I love their burritos they are big and a good price (around ~$12) I usually go for “The Oregon” burrito. Also it’s usually clean inside, good vibes all around. I have yet to try burrito girl I wonder if that place would change my opinion.
2) Mandy’s Diner. Maybe not as clean but a sticky floor is part of the American Diner experience. Most of the food is pretty good I think. Milkshakes are why I go there. Open 24 hours as well.
3) Chi’s Korean Tacos I can’t hype that place up enough. Chi is rough around the edges, crazy Florida man. Don’t be offended if he seems mean to you he’s just like that. I’ve eaten here more than anywhere else in Eugene. Rice balls are my favorite, ask for the awesome sauce AFTER he hands you the food. the breakfast burritos he makes are a great cure for hangovers. Will be eating at chi’s long as I live here.

Meetup Tips for starting a social group
Hi friends! You may have already seen me posting about the group I’m trying to start, Eugene Creation Exchange. So far we have done jewelry making, collage, movie night, paint by numbers.
I’ve found that I’m putting in a LOT of effort into planning events, inviting friends and anyone I run into that might be interested. I make event posters, reserve venues, buy all necessary supplies. I don’t want to give up, but I feel like I’m doing something wrong!
It’s been fun, however we’ve had an inconsistent turn out each time. How do I get the same people to come back? Also, I’ve had lots of trouble getting members to participate in discussions about future events, their availability, etc. I don’t want to make this a chore and I totally understand that people have busy lives, but I guess I just had different expectations.
I could use some tips from people who either have experience in coordinating group meet ups, or what you’d like to see as a group member. Thanks for your help in advance!

Crawlspace: how much water is too much water?
New homeowner here. I understand that the water table is high here, and water is often a problem, leading to many people getting sump pumps.
With all the rains we've been having, I went into my crawlspace to check on things and discovered that maybe 1/10th or 1/20th of the ground has puddles of water. Maybe a centimeter deep max, so it's not bathing the posts in water (since they're on concrete blocks), but obviously still not ideal. Most of the ground is covered with vapor barrier (although it's a mess and not 100% covered)--the bulk of the water seems to be seeping in the sides through the foundation, especially near downspouts which aren't piped all the way to the street anymore (collapsed pipes), but only have those above-ground 3-foot-long plastic downspout extenders.
Is this worth spending lots of money to fix, or par for the course around here?
(BTW, to give a sense of the seasonal cycles: In the summertime, it's nearly all dry--maybe one tiny puddle.)

Can someone rank the black runs at Willamette Pass from easiest to Hardest?
Going to Willamette for the first time next weekend and my girlfriend has just started to dabble in some black runs. Wanted to see if there was any local knowledge for progression from easier blacks to harder blacks?
