Events Reminder: Start prepping for cold weather

The 10-15 day models are consistently showing it's going to get substantially colder by middle/late next week (Jan 8-ish). It's shaping up to be a pretty substantial cold as well.

With this cold, obviously comes the chance for frozen precipitation. Anyone saying it will definitely happen is lying, there are no definites this far out. But conditions are likely to support it happening, so might as well plan and prep for it.

Since we're 1.5-2 weeks out from it, go ahead and start gradually doing all of your extreme cold weather prep. Buy whatever supplies you use. Refill gas cans for generators. Get battery packs charged up. Make sure laundry is all done (at least washed and dried) a few days before the cold.

When youā€™re in deep water, Matt Curtis will let you drown!

I lost nearly $15k on a home sale as a result of Matt Curtis failing to take responsibility for an error made by an MCRE agent. Ā 

I get it, in life, errors do happen, so my complaint isnā€™t so much the error itself, but the way it was handled. Critical information was withheld from me throughout this process which exposed me to the potential for significant financial loss and put me into a situation in which I was ultimately forced to accept a very bad deal.Ā 

TLDR: Matt Curtis cares most about his bottom line and will protect it at all costs; even at the expense of his customers and employees.

In preparing a counter-offer, my agent put the price in the wrong field on the form. When reviewing the documents she sent over, the agreed price of $344,900 was listed in the cost breakdown, so seeing no red flags, I signed. Two days later I found out that the price was in the wrong place so I ended up under contract to sell at $315,000. The next few weeks were an absolute nightmare. The situation was handed off to a closing specialist at MCRE who first informed me that the buyer was talking to a lawyer but then told me not to worry because they had an attorney working on it. I had many questions for which I was not given satisfactory answers. She eventually told me that both agents would waive their commission and they would negotiate with the buyer to come up an additional $7500 so they could cover the entire $30k loss. Later, once a letter was received from the buyerā€™s attorney threatening a lawsuit, they presented me with two options: 1. Wait and see if he sues in which case I would be responsible for legal fees, or 2. Go ahead and sell and MCRE would cover HALF of my loss. -BAIT AND SWITCH! I later learned that it wasnā€™t Matt Curtis covering half the loss, but my agent personally. Alabamaā€™s #1 real estate company who does over $1 Billion in sales a year refused to cover my full loss and instead passed the buck onto his agent!

MCREā€™s motto is ā€œWho you hire MATTersā€. Iā€™m sure most of their clients have had a great experience because nothing went wrong in their real estate deal. My experience with them was also great until THEIR mistake put me in deep water. Thatā€™s when it truly matters who you hire, and Matt Curtis has shown himself to be the wrong person to hire. He is not the honest, ethical, upright businessman that he proclaims himself to be. He was completely AWOL through this whole situation. He left both me (his client), and my agent (one of his employees) out to dry. Any ethical, honest businessman would have called the customer on day one, apologized for the error, and taken full responsibility to make it right. Mattā€™s failure to take ownership and rectify this issue is absolutely unconscionable. So yes, who you hire matters. Also, if youā€™re a real estate agent, who you work for matters. Find someone who will not leave you drowning in deep water

Businesses that only use Facebook for their website

Why??

Not everyone has or wants a Facebook account. This seems like an incredibly trivial thing to cheap out on. There are some businesses I was a regular at that I no longer shop at because of this. I was trying to figure out their holiday hours and just ordered what I wanted online.

The reverse of this is that some businesses do have a website, but they never update it and instead just use Facebook.

A local card shop has had an event schedule pinned on their Facebook page for years that is out of date.

So, so, very dumb.

Cat for adoption

We rescued Millie from our family farm in KY over Thanksgiving and she has been having issues getting along with our other two cats. She is a very friendly and cuddly cat on her own and would do great in a home with no other animals. She is up to date on her shots and is spayed. Looking to see if anyone is interested in taking her, she really is a good cat but the introduction process with our resident cats has been difficult.

Together with homeowners insurance for 39 years and out of nowhere got divorce papers in the mailā€¦

My husband has had Nationwide (homeowners) Insurance, even with the exact same local office, since the late 1986. This past December (letter is dated December 2, 2024) they sent out a termination notice of our insurance policyā€¦aka a break up letterā€¦saying they sent out a letter in FEBRUARY saying we needed to put on a new roof and paint the exterior. The thing is, we never got a letter. They said they only sent the one letter. I even spoke with the agent whose name the agency is named after in June to renew the policy. Never said a word about it. They have my phone number and my email address. Never a call or email. The person I spoke with today acknowledged it was only one letter and no calls or emails and said she didnā€™t know what to tell me or didnā€™t have any explanation as to why this is happening to us, LOYAL CUSTOMERS of almost 40 YEARS, like this.

She said if we can get a roof put on and the house painted & hopefully get out to have it inspected in 2 days, all will be good. šŸ˜³šŸ¤ÆšŸ¤¬ ARE YOU KIDDING ME?!? (Not to mention winter is the worst time to paint the exterior of a home)ā€¦She said the head of the agency has been out of office and will return Monday and will call to see if he can get us referred to someone else who could insure us (provided we still get the house a new roof and painted within 2 weeks-30 days TOPS) ā€¦

The letter we got that was written in December was given to us by our neighbor down the street on New Yearā€™s Eve. Our mail has been delivered to our neighbor with the same street address and house number; oneā€™s a circle and one is a drive. Either the neighbor held on to our mail for a couple of weeks before they brought it to us or it had been held up by USPS and STILL delivered to the wrong address. (Im thankful it was even passed on to us and not trashed).

My questions are: 1.) if anyone has ever had something like this happen to themselves or someone they know, what did you/they do? 2.) Anyone know of a reputable (but still reasonably affordable) roofer 3.) Anyone know of a good exterior painter to hire in the spring?

-TDLR: We havenā€™t made a single claim in a decade, thereā€™s been no changes to our credit (we each have 750+ credit scores) never missed a payment (matter of fact, we pay bi annually), 39 years togetherā€¦and got served our divorce papers.

Lyft riders chime in

I take lyft regularly and have been taking them for years now. Recently in the past few months I have gotten several drivers who's car smells strongly of chemicals. Like so strong I can barely breathe and feel faint. It doesn't smell like any chemicals I'm familiar with either, but all 3 of them I have gotten has all smelled the same. Almost like strong alcohol maybe mixed with ammonia?? I have reported them every time but I'm wondering if anyone else has had this problem? The one I had tonight had only been a lyft driver for one day. Anyone else notice this around the lyft drivers around town?

There was a flea market on 72 in the area of The Pony too(JIMMYS)/Walmart , It was an Old Greenhouse , it was the flea market to go to in that area before Limestone Co flea market was built ... vague but fond memories of it in the 80s, probably got all my baseball cards there

edit: And yes ive tried looking on Madison Rewound on FB , that group seems to have fizzled out in 2013 and it was just a circle jerk of bob jones students from the 80s
